Ponuda i potražnja stanova u Beogradu

Na osnovu podataka Zavoda za statistiku Republike Srbije u Beogradu je 2020 godine izgradjeno 7.674 stanova ukupne površine 574.470 m2. Najviše ih je izgrađeno u Zemunu 1.522, zatim na Zverzdari 1.243 i Voždovcu 1085 stanova. Broj nezavršenih stanova je skoro duplo veći i iznosi 13.752, a najviše nezavršenih stanova je u opštinama Novi Beograd (2.537) i Savski venac (2.286).

Na osnovu ovih podataka može se zaključiti da je duplo veći broj stanova (13752) u 2020-oj godini nezavršeno što je posledica pandemije koja se tek u 2021. godini smirila i omogućila normalizaciju izgradnje. Podaci za 2021. godinu biće dostupni tek krajem 2022. godine kada će biti prikazana aktuelnija analiza izgradnje na teritoriji Grada Beograda.

Gledajući ukupne površine i broj stanova zaključak je da se u opštinama Palilula, Zvezdara, Zemun, Mladenovac, Obrenovac i Čukarica, grade stanovi sa najmanjom prosečnom kvadraturom. Nasuprot njima u opštinama Novi Beograd, Lazarevac, Surčin, Sopot, Grocka, Savski venac, Barajevo grade se stanovi sa najvećom prosečnom veličinom.
